I was previewing a property in the Walnut Hill neighborhood of Roanoke recently and noticed this marvelous view of downtown Roanoke from the home’s patio. Walnut Hill is an interesting area. It shares some similar characteristics with its bordering neighborhoods of South Roanoke and Old Southwest, but it is cut off from them by the Roanoke River and the Carilion RMH complex. It is in the South East Roanoke quadrant, but it is cut off from SE Roanoke proper by the river as well.
The City of Roanoke pairs Walnut Hill with Riverland in its neighborhood plan. Riverland, as the name suggests, is located along the Roanoke River while Walnut Hill is further up on the north and west sides of Mill Mountain. According to the Riverland/Walnut Hill neighborhood profile the combined neighborhoods are “still comprised primarily of single-family houses and have a high homeownership rate”. Walnut Hill also boasts some of Roanoke’s most noticeable mansions like Rockledge and Terra Alta.
At this time (via the Roanoke MLS) there are 8 homes on the market (not including FSBOs) in the combined neighborhoods ranging in price from $95k up to $250k. Looking back one year there were 8 sales (again, according to the MLS) ranging in price from $90k to $150k. Looking back even further reveals sales as high as $450k as well. All in all, very affordable neighborhoods especially considering their close proximity to Carilion RMH, the Roanoke River Greenway and downtown Roanoke. There is also a significant change on the horizon as The Bridges project takes shape on Jefferson St. and among the historic warehouses located along the river under the Walnut Ave. bridge.
